TIME AND PLACE: 7:00 P.M. – Albany City Hall – Council Chambers, 1000 San Pablo Avenue, Albany
CITIZEN PARTICIPATION: Members of the public are encouraged to attend the public hearing and address the Planning & Zoning Commission on this matter. The Public Hearing will be subject to the Albany City Council Rules of Procedure and Order. The time period allowed for each speaker shall be three (3) minutes. The Presiding Officer may adjust the speaking time for individual speakers or the overall public comment time if necessary. Persons interested in submitting written correspondence on an item listed on the agenda are requested to submit the correspondence in advance of the meeting so that copies can be made for the Planning & Zoning Commission and for public inspection.
NOTICE CONCERNING LEGAL RIGHTS: Pursuant to Government Code Section 65009, if you challenge a decision of the City Council in court, you may be limited to raising only those issues you or someone else raised at a public hearing described in this notice, or in written correspondence delivered to the City Council at, or prior to, the public hearing.

Applicant: Maurice Levitch for Yvonne Ho & Ed Piamonte
Subject: PA 13-066 Design Review Amendment for 1010 Pomona 2nd Story Addition
PROJECT DESCRIPTION: The applicant is seeking an amendment to a previously approved second-story addition at 1010 Pomona. The approved 797 sq. ft. addition includes reconfiguring the existing floor plan to create a sitting room, new bathroom, closet, storage and home office. The building height will increase to 20’5.” The addition is now proposed to move forward by 12’6” and will now be 45 ft. from the building face. This change allows proper head clearance in the home. The existing home is Craftsman in appearance and the addition has been designed to retain the same architectural style.

Applicant: Laura Natkins for George Balmer & Carolyn James
Subject: PA 14-027 Design Review & Parking Exception for an Addition at 803 Curtis St.
PROJECT DESCRIPTION: The applicant is seeking Design Review and Parking Exception approval for a 465 sq. ft. addition. The subject lot is 3,750 sq. ft. with an existing 927 sq. ft., two bedroom, one bathroom home built in 1920. The applicant is seeking Design Review approval to convert the lower level crawlspace to habitable space that will be used as a master suite. Approximately 94 sq. ft. will be added to expand the lower and upper level areas. The new living area will be 465 sq. ft. This will result in a 1,392 sq. ft. three bedroom, two bathroom home. A new rear yard deck is also proposed. One parking space is provided in the existing garage. A Parking Exception is required to allow the second space in the front yard setback.

Applicant: John Hopkins for Victoria Snyder & Serena Speth
Subject: PA 14-026 Design Review & Conditional Use Permit for 715 Hillside
PROJECT DESCRIPTION: The applicant is seeking Design Review & Conditional Use Permit approval to convert the existing carport to a garage and add 206 sq. ft. to the new garage. The additional area will be used for storage space. The garage will have a new aluminum and glass roll up door. A roof deck is also proposed for the garage. A Conditional Use Permit is required allow the garage to be built up to the front yard property line. No changes are proposed for the main home.
