a. 1106 Solano/901 San Pablo Avenue. Planning Application 09-071. Design Review and Conditional Use Permit
The subject property is a restaurant on the corner of Solano and San Pablo. The applicant is requesting City approval to allow an extension of live and amplified entertainment hours on Wednesday through Sunday nights to 1:30 am. Furthermore, for live entertainment, the applicant is requesting permission to for up to ten musicians to perform.

b. 1075 Peralta. Planning Application 09-004. Design Review, Conditional Use Permit, Parking Exception.
The subject property is a 3,850 sq. ft. lot with a 1,205 sq. ft. one-story, single-family home and 185 square foot garage. The applicant is requesting Design Review approval to allow an approximately 843 sq. ft. second-story addition A Conditional Use Permit is required to allow the vertical extension of a non-confirming exterior wall on the north side of the residence. A front yard parking exception is required to allow the second parking space to be located in the front setback.

c. Recommendation to the City Council Regarding Adoption of the Model Water Efficient Landscape Ordinance
The proposed draft ordinance would amend Section 12-7 of the Albany Municipal Code to adopt the Model Water Efficient Landscape Ordinance prepared by the California Department of Water Resources. City adoption of the ordinance is mandated by state law. The proposed ordinance also would allow the city to adopt local standards of compliance and implementation procedures.
