a. 1504 Beverly Place. Planning Application 09-028. Design Review. Parking Exception. Request for Design Review approval to allow a 610 square foot second-story addition to an existing single-family home. A Parking Exception is requested to allow one off-street parking space where two are required.

b. 1330 Portland. Planning Application 09-042. Design Review. Conditional Use Permit. Request for Design Review approval to allow a 64sq.ft., single-story addition to the southeast corner of the home. A Conditional Use Permit approval to allow a reduced side yard setback for the addition.

c. 739 Pierce. Planning Application 09-045. Design Review. Conditional Use Permit. Request for Design Review to allow a 188 sq. ft. addition to the rear of the home. A conditional use permit is required to allow the reduced rear yard setback.

5. PUBLIC COMMENT
For persons desiring to address the Commission on an item that is not on the agenda please note that each speaker is limited to three (3) minutes. The Brown Act limits the Commission ability to take and/or discuss items that are not on the agenda; therefore, such items are normally referred to staff for comment or to a future agenda.

a. 742 Masonic. Planning Application 09-044. Conditional Use Permit. Parking Exception. Request for a conditional use permit and parking exception to allow a large family day care to operate at the site.

d. Recommendation to the City Council on Proposed to Initiate Amendments to the Planning and Zoning Code to Correct and Clarify Development Regulations.

Staff recommendation: That the Commission review City Council comments on the draft ordinance containing proposed amendments to the Planning and Zoning Code, and consider revisions to the Commission recommendation.

7. ANNOUNCEMENTS/COMMUNICATIONS/DISCUSSION

b. Draft Economic Development Strategy Report to be presented to the City Council on Tuesday, September 8, 2009. (Copy of report to be provided to Commissioners electronically – copies for public review available as part of the City Council agenda packet.)
c. Proposal to re-schedule joint meeting with Sustainability Commission on green building standards to October 21, 2009.

8. FUTURE PLANNING AND ZONING COMMISSION MEETING AGENDA ITEMS

a. Next Planning and Zoning Commission hearing scheduled for Tuesday, September 21, 2009.

(Staff discussion and Commission member announcement of status of previous agenda items and requests for future agenda items. No public comment will be taken on requests for future agenda items).

Note: As a general policy, the Commission will not begin discussion or consideration of an agenda item after 11:00 pm.
